Project Description

Evolve was hired to provide TAB services and to be part of the commissioning team for the Banner Bank Building in Boise, Idaho. This 11-story facility was the first multi-tenant office building to achieve Platinum Certification under the United States Green Building Council’s Leadership in Energy and Environmental Design (LEED) program. This project utilized advanced HVAC systems such as district geothermal heating and under floor air distribution (UFAD). The scope of this project included air handler fan performance verification, supply plenum air distribution, exhaust air distribution, building pressure control verification, building automation control verification, chiller performance verification, geothermal heating system performance verification, reheat coil performance verification, stairwell pressurization testing, and ventilation control setup and verification.

Given the advanced and unique nature of the HVAC systems on this project, a large amount of specialized testing had to be formulated and executed. These tests included plenum pressure testing, environmental tobacco smoke control testing, and stratification effectiveness testing. Over the course of Evolve’s work, they uncovered multiple issues that would have otherwise gone unnoticed. This included misaligned supply and relief air dampers, incorrectly installed slab temperature sensors, incorrectly located plenum pressure sensors, an incorrectly installed chilled water system, and an incorrectly piped geothermal heat exchanger. As part of an issue resolution effort, Evolve completed a supply air temperature degradation study whose results yielded a large amount of information about system performance deficiencies.
